Your selling options

Every seller has a different goal. There’s a path for each.

Today’s market is more balanced. Buyers have more options, more time and more negotiating power, so homes sell because they are positioned correctly, not simply because they are listed. Here are the three paths we offer, what each is best for and what it asks of you. At our consult we’ll recommend the one that fits your goals.

Best for · Maximum value

The Traditional Sale

Your home is prepared, positioned and launched to the full market with a deliberate plan built to create buyer competition and the strongest possible offer. It is where most of our sellers net the most.

You choose the service level that fits your home, and homes that qualify launch as Certified Pre-Owned, our premium version of this path.

Private or Guaranteed Sale

Private sale. We use our buyer network and off-market relationships to find a qualified buyer without a public listing. No yard sign, no public photos, fewer people through your home.

Guaranteed sale. Your home is listed publicly with our full marketing plan. If it doesn’t sell within your neighborhood’s average days on market, we’ll sell it for free.* To qualify, you complete a pre-listing inspection and all repairs, stage the home, price within 2% of the documented average sale price, and accommodate all showing requests. Full terms are confirmed in writing before you list.

*Free means no listing-side commission. Buyer-agent compensation, if offered, the transaction fee and standard closing costs still apply.

The Cash Offer

When timeline matters more than top dollar, we connect you with vetted cash buyers and institutional partners who can close on your schedule. No repairs, no staging, no showings. We’ll put the cash offer next to a market-sale estimate so you can see exactly what convenience costs.

Within the Traditional Sale

Certified Pre-Owned

Buyers pay more for certainty. A Certified Pre-Owned home has already been inspected, repaired and covered by a home warranty before it ever hits the market, so buyers walk into a home that has been vetted.

  • Fewer surprises once you’re under contract, so less room for a buyer to renegotiate
  • A stronger negotiating position, because condition questions are answered up front
  • A clear signal of a well-kept home represented by a serious seller
To qualify, a home completes three steps
  1. Pre-listing inspection

A licensed inspector evaluates the home before launch. We reimburse 50% of the inspection cost at closing.

  2. Repairs and renovations

Inspection items are completed through our renovation and repair concierge, at vendor rates below open-market pricing.

  3. One-year home warranty

A one-year home warranty transfers to the buyer at closing.

Certification means the home completed a pre-listing inspection, the agreed repairs and an active one-year home warranty. It does not replace a buyer’s own inspection or guarantee the home’s condition beyond the warranty’s terms.

Inherited and estate properties

Some homes come with more than walls and square footage.

Inherited, probate and estate homes often carry years of belongings, deferred maintenance, several decision makers and time-sensitive choices. We guide families through it with care, discretion and clear options, and you are never navigating it alone.

  • Estate and clean-out coordination
  • Property preparation or renovation guidance
  • A confidential cash-offer evaluation
  • A traditional market strategy when it serves you best
  • Coordination with attorneys, executors and family members
